Introduction
Building new homes and much-needed social infrastructure for Epping
Epping Forest District Council Local Plan has allocated land south of Epping for new homes and associated infrastructure, to meet acute housing and education needs and deliver publicly accessible open space for all.

Promotion and development of the South Epping Masterplan Area is being led as part of a collaboration between Barwood Land, Bellway Homes, Landvest Developments and Mount Street Developments. These organisations, known collectively as the South Epping Consortium, have been working on a masterplan framework and accompanying design code to define how the masterplan area comes forward, setting the standard in advance of delivery.

The site
Site location
The site is situated to the south of Epping town, adjacent to the M25, and has been allocated by Epping Forest District Council for a minimum of 450 new and affordable homes and associated infrastructure.
It is split across the existing central line rail track and consists of land currently in agricultural use.
The site is within walking distance of key services such as Epping Underground Station, Allnutts Stores, Epping High Street and more.

Creating community through shared spaces
The development will deliver new areas of accessible high-quality open space as part of a comprehensive green and blue infrastructure network that connects with the existing landscape setting helping to enhance existing wildlife habitats and improve biodiversity through a variety of multi-functional landscapes. The development aims to create a community that integrates with the existing residents of Epping through shared facilities and spaces.
Key components of the strategic Green Infrastructure strategy include the new Suitable Alternative Natural Greenspace (SANG) that will provide a minimum of 10ha of new public parkland between the proposed residential development and the M25 motorway to the south of the site.
The Council requires a masterplan to be created which will set out the broad principles for how the development should come forward, including where new homes and the primary school will be situated, the size of the public open space and any new infrastructure due to be provided.
Planning applications
Emerging plans for South Epping
Planning applications are being prepared by each developer on their respective parcels in accordance with the Strategic Masterplan Framework and Design Code for the wider site. The Council will consent planning applications following the endorsement of this and any comments on the planning applications will be separate to comments made on the Strategic Masterplan Framework and Design Code. The Consortium
Whilst the South Epping Masterplan Area is a single allocation in the Epping Forest District Council local plan, it is controlled by four developers/promoters who are working in partnership to deliver a strategic masterplan framework and design code for the site.
All developers and promoters at South Epping will need to demonstrate general conformity with the strategic masterplan framework and design code, which includes a design code and parameters for where development should be located.
